Eastern Oklahoma Septic Services does septic inspections for homeowners and for home sales around Sapulpa and the Tulsa area. A septic inspection shows what shape the tank and the lateral lines are in. We inspect conventional systems and aerobic systems, and you get a plain report of what we found.
Book one during a home sale, or any time you want to know where your system stands. Inspections sit next to septic system installation in Sapulpa and the repair and service work we do. Call or text (918) 645-0557 to set one up.
Tell us about the new install or what your septic or aerobic system needs, and where the property is. We look at the job and put the quote in writing.
At the tank, we open the lids and check the walls and baffles for cracks and damage. Inside, solids settle to the bottom as sludge, and grease floats to the top as scum. We check both layers, since they show when the tank is due for septic tank pumping.
Next come the lateral lines, the Oklahoma name for the drain field, also called a leach field. We look over the ground above them for soggy spots and sewage on the surface. A strip of grass greener than the rest of the yard can mean blocked lines, Oklahoma State University Extension says. Problems in the field call for lateral line repair.
On an aerobic system, we check the aerator and the pump, then the alarm and the spray heads. Where the system uses chlorine, we check the chlorine too. The extension service names faulty spray heads as a common aerobic problem. Between inspections, aerobic septic system maintenance covers those parts.
Oklahoma law requires most home sellers to fill out a disclosure form before they accept an offer. The form asks whether the home is on public sewer or a private system, such as aerobic or lateral lines. It also asks if the seller knows of defects in the sewer, septic, lateral lines or aerobic system.
The form says it is no substitute for the inspections a buyer may want. It urges the buyer to inspect the property, or have it inspected. A septic inspection opens the tank and shows the buyer the system itself.
Ask the seller for the system's original inspection report, which should show where the tank and lateral lines sit. If the seller has none, the Oklahoma Department of Environmental Quality (DEQ) says to ask its local office. For a new aerobic system, Oklahoma rules require the installer to inspect and maintain it for two years. A buyer keeps what is left of that time, so ask when the system went in.
In Oklahoma, septic maintenance is the homeowner's job, DEQ says. The first step, DEQ adds, is to know what type of system serves your home. A septic inspection answers that and shows what the system needs next.
Oklahoma's rules spell out what the owner must keep up. Sewage must not surface or pool on the ground, and tank lids must stay intact and secured. We check both on every septic inspection. After a backup or an alarm, we find the cause on site before septic system repair starts.
After an inspection, you know where your tank sits. Keep a sketch of it and the lateral lines, as the extension service suggests. When you call 811 before you dig, the utilities do not mark septic lines, because they are private lines. Park cars and heavy equipment away from the lateral lines, too.
